What is asphalt sealcoating?

Sealcoating applies a protective coating over asphalt pavement. It refreshes the dark appearance of the surface and helps shield it from sun, water, road salt, and everyday wear.

Why should I sealcoat my driveway or parking lot?

Regular asphalt maintenance can improve curb appeal and help slow surface deterioration caused by Minnesota's weather. Sealcoating works best as preventive maintenance—it does not replace severely damaged asphalt.

Does sealcoating fill cracks?

Sealcoating covers the asphalt surface but is not a substitute for crack repair. Significant cracks should be cleaned and sealed before the sealcoat is applied so the pavement receives a more complete maintenance treatment.

How long before I can use the pavement?

Our standard guidance is 12 hours before walking on the surface, 48 hours before using sprinklers, and 72 hours before driving on it. Cool temperatures, humidity, shade, or unexpected weather may require additional curing time.

What weather is best for sealcoating?

Sealcoating needs suitable temperatures and a dry surface, followed by enough dry weather to cure properly. We monitor the forecast and will adjust scheduling when conditions could affect the finished result.

How should I prepare for sealcoating day?

Please remove vehicles and movable items from the pavement, keep sprinklers off, and make sure we can access the entire driveway or lot. We will handle the detailed cleaning and surface preparation required for the job.

Will sealcoat get on my concrete or landscaping?

Protecting nearby surfaces is part of our detail-first process. We carefully broom-apply material near concrete, mulch, rock gardens, and landscaping to keep the sealer where it belongs—on the asphalt.

How often should asphalt be sealcoated?

The right schedule depends on pavement age, condition, traffic, sun exposure, drainage, and previous maintenance. We can inspect the surface and recommend an appropriate plan instead of applying a one-size-fits-all schedule.

How should I clean sealed asphalt?

Use gentle cleaning methods and avoid degreaser cleaning agents on sealcoated surfaces. Contact us before using a strong chemical if you are unsure whether it could damage the finish.
